Second Phase of £10m Blackburn Business Park Underway

Construction has commenced on the second phase of a £10 million business park in Blackburn, as demand for commercial space in the area continues to grow. The development, located on the Momentum site off Haslingden Road in Shadsworth—one of the borough’s key growth corridors—has already seen considerable success.

Phase one of the project, led by Roundhouse Properties, resulted in the construction of 14 units, many of which have already sold out. Work is now progressing on the second phase, which will expand the development to include a total of 68 commercial units, providing 24,000 square feet of space for local businesses.

Jeremy Lefton, managing director of Roundhouse Properties, noted an increase in interest following recent political developments. “We’ve already seen a marked rise in interest for the next phase,” Lefton said. “Shadsworth offers businesses excellent access to the motorway network, along with well-established business parks and leisure outlets nearby, making it a highly attractive location for occupiers.”

The business park’s flexible unit sizes have proven particularly appealing to small and medium-sized enterprises (SMEs), particularly start-ups looking for space that can grow alongside their operations. “The model we’ve developed supports the growth of SMEs, which plays a significant role in boosting the local economy,” Lefton added.

Councillor Quesir Mahmood, deputy leader of Blackburn with Darwen Council and executive member for growth and development, highlighted the importance of the development for the region’s economy. “Blackburn with Darwen is known for its strong entrepreneurial spirit. Schemes like this, which focus on supporting start-ups and SMEs, are crucial for sustaining that energy and driving local economic growth,” he said.

Situated across from Shadsworth Business Park and overlooking Guide Reservoir, the Momentum site offers businesses prime access to transport links via Haslingden Road, reinforcing its position as a strategic location for commerce in the region.

The continued expansion of the business park reflects growing demand for flexible commercial spaces and promises to further contribute to the vibrant local business community.
