GMI Construction Group has started construction on a £29 million purpose-built student accommodation (PBSA) scheme in Manchester, marking the latest collaboration with specialist developer Alumno.
Located on Moss Lane East, overlooking Whitworth Park, the project will deliver 261 student bedrooms across a mix of cluster flats and self-contained studios. The development, designed by Stallan Brand Architects, combines a nine-storey new-build featuring brick and metal cladding with the refurbishment of a listed Georgian villa on the site.
The scheme has secured Gateway 2 approval under the Building Safety Act 2024, a key checkpoint introduced for higher-risk buildings. As principal contractor, GMI is responsible for demonstrating competence, submitting detailed control plans, and ensuring all works meet the approved design standards. This is GMI’s first scheme to move forward under the new legislation.

“As principal contractor, we’ve taken full responsibility for meeting the new Building Safety Act requirements, from demonstrating competence to maintaining strict alignment with the approved design. We’ve now successfully completed the Gateway 2 process on two schemes and are among a small number of contractors to have achieved Gateway 3 compliance, underlining our expertise in managing high-risk building projects.”
Located close to the University of Manchester and Manchester Metropolitan University, the new development is due for completion ahead of the 2027 academic year. It will feature a range of student amenities, including study areas, lounges, a cinema, gym, and wellbeing space.
